- You must spend enough time exploring the market to know what an opportunity looks like. To tell a broker to call when something comes in simply won’t do. If you are not willing to invest your time to become knowledgable about the market, you will not succeed.
- Have your finances in order. Best buy properties attract buyers like moths to a flame. Many will have competing offers and the buyer who offers the best price and terms will get the property. You will be in the strongest position if you can make an offer that does not include a financing contingency. Everything else being equal, offers with financing contingencies lose out to those offers that don’t. You will be competing against seasoned buyers who have their money in the bank or know for a fact that they can get it.
- Forget about offers that are contingent on the sale of another property, especially a property that isn’t under contract. Known as a home sale contingency, these are non-starters for most any offer but especially when trying to buy something that is an exceptional value.
- Be prepared to waive inspection clauses. If you are competing against offers from experienced buyers you may have to waive inspections to match their offers. That requires some confidence in your ability to judge the condition of the home you are trying to purchase.
